Whether this is your first home purchase or your fifteenth, I do my very best to make it less frustrating and time-consuming. I have listed just a few of the things I do for my buyers below:
1. Explain "Buyer's Agency" representation
2. Determine buyer's specific needs
3. Help buyer pre-qualify with a lender
4. Locate and show favorable properties to my buyers
5. Once a property is selected, do research to comp the property
to prepare data to write an offer
6. Write offer on selected property with appropriate addendums
7. Negotiate offer and counter-offers with listing agent
8. Forward accepted offer to Lender and Title Company
9. Order Building/Radon/Termite inspections as necessary
10. Order Title/Survey/Appraisal
11. Negotiate inspection resolution
12. Contact listing agent to make sure their seller ordered the
Code Compliance and Laclede Gas inspections
13. Advise buyer to procure insurance on property
14. Request copies of receipts or lienwaivers for all repairs
done on the property
15. Contact buyer's lender for loan commitment
16. Communicate with Title Company and Lender
17. Set up closing time based on buyer's schedule
18. Contact listing agent regarding stopbox location
19. Schedule walk-through for buyer's final inspection of property
20. Accompany buyer to walk-through to see that the property is
in the same condition as date of contract and that all repairs
have been done.
21. Advise buyer to change utilities into their name as of closing date
22. Attend closing with buyer

Buyer's Checklist:

Before a move checklist
— Collect cardboard boxes and other containers for moving.
— Discard items that you will not be moving.
— Find a moving company, get an estimate. Ask for referrals. Call your local and state Better Business Bureau to check them out.
— Have draperies and/or carpets cleaned before you move and then pack them for protection.
— Inform your company of the address change for their mailings - ESPECIALLY your W-2 Form.
— Notify the following companies, agencies, and/or people of your move. establish contacts in new area...
— Request a transcript of your children's school records. Contact the new school.

When you get to your new home checklist
— Call a locksmith to change EVERY "access lock"!! (alarms, sheds, mailboxes too.)
— Check the pilot lights in your stove, furnace, hot water heater.
— Check the telephone, gas, electricity, water.
— Go through your check list above - make sure each item has been completed.
— Purchase a new city or village sticker for your car.
— Register to vote.
— Register your car with a new state & get a new driver's license within 14 days.

The BUSIEST moving season is the summer.
Most people move on the first and last days of the month.
