Hi Sellers,

When I work with seller's, I understand the frustrations and concerns of today's market and adjust my services accordingly.  Following is a list of some of the services I provide for my sellers:
 
1.   Complete all listing paperwork
2.   Provide comprehensive CMA for pricing of the property
3.   Provide seller with "Seller's Disclosure" and explain completion of it.
4.   Provide and advise seller on completion of the Lead Based Paint Disclosure
5.   Measure rooms
6.   Photograph property with wide-angle Panasonic Lumix digital camer for
          maximum photo clarity and exposure.
7.   Install yard sign and lockbox
8.   Enter property into Multi List Service (MLS)
9.   Enter buyer's instructions for showing the property into our agent appointment-setting
          service (Showing Solutions)
10. Download multiple pictures onto the Multi List Service
11. Write descriptive, original copy for the MLS and for print ads
12. "BLAST" advertising to print ads and 56 internet sites
13. Provide custom designed "sign-in" sheets inside the property for agents to sign-in
14. Copy and provide all disclosures and survey at the property for agents
15. Attach disclosures, survey and other documents to the MLS for agents to easily retrieve
         for writing contracts.
16. Custom design "Just Listed" postcards
17. Mail "Just Listed" postcards to neighboring homes and "move-up" neighborhoods
18. Order video office tour for other agents to view
19. Schedule open houses if seller desires
20. Order print ads for open house dates
21. Advertise open houses on the internet and MLS
22. Design custom ad for "Our Next Home" free magazine 1/4 page
23. Track all agent showings of property & provide seller with feedback
24. Negotiate all contracts with buyer's agent
25. Help seller order code-compliance inspection if necessary
26. Help seller order Laclede Gas inspection
27. Help seller with stopbox location if required
28. Order title/closing
29. Set up closing time convenient for seller
30. Provide consistent communcation with seller throughout transaction

Why Use A Realtor?

When you're looking for help buying or selling property, it's important to remember that the terms "real estate agent" and "Realtor" are not synonymous. Realtors can provide an extra level of service, and to be a Realtor you must be a member of the National Association of Realtors. The NAR is a non-profit trade organization that promotes high professional standards in real estate information, education and professional standards.

The National Association of Realtors also has earned a strong reputation forctively championing private property rights and working to make home ownership affordable and accessible.

Code of Ethics
NAR and CREA members adhere to a strict code of ethics founded on the principle of providing fair and honest service to all consumers. Realtor business practices are monitored at local board levels. Arbitration and disciplinary systems are inlace to address complaints from the public or board members.

This local oversight keeps Realtors directly accountable to the individual consumers they serve. Real estate licensees who are not Realtors, work solely under state/provincial licensing regulations.

Definitions

Realtor
A Realtor (or REALTOR) is a licensed real estate agent who is a member of the National Association of Realtors (NAR) a membership organization of some 720,000 real estate agents in the United States. In Canada, the corresponding professional organization is the Canadian Real Estate Association (CREA). A licensed real estate agent does not have to be a member of NAR or CREA to practice real estate.

Broker
In real estate, a broker has earned a broker's license. Many brokers own their own real estate office and are "brokers of record," with other real estate agents "hanging their license" under the broker of record.
